Real Estate Marketing Tips for Social Media Success - Part 1

In part one of this 4 part series, I’ll show you how to save valuable time creating multiple social media posts out of one piece of real estate content. I’ll also share how you can use common questions to build reusable content and impress your social media audience.

One Piece of Content - Endless Social Media Uses

 

Before creating a piece of social media content, consider how you can use it in multiple ways. Let’s say you want to record a video of the house you’re listing for sale. Instead of simply recording a video of you walking through the house, consider how you can capture more social media opportunities within the same timeframe.

 

Video provides a treasure chest of content for social media and

greatly improves engagement.

 

For example, a full-length video of a new listing could be posted to YouTube and linked to the listing on your website. You could also take a snippet of the video and post it to TikTok, Instagram Reels, and Facebook Stories. You could go live on Facebook and other social media channels while filming the new listing. Add a video link to Twitter with a catching description and a photo of one of the most beautiful rooms in the house. Ingenuity like this saves time, pleases the home seller and potential buyers, and ultimately captures the viewer’s attention on social media.

 

Before creating a piece of social media content,

consider how you can use it in multiple ways.

 

Use your time wisely to create a wide variety of content beyond just a long-form video of a new listing. Stop viewers from scrolling past your images and videos with these social media suggestions:

 

  • Film a complete walkthrough of the entire home (or drone footage of vacant land)
  • Go live in front of the house or in a spectacular room
  • Go live, announcing when it will hit the market
  • Go live, announcing when you’re going to host an open house
  • Take snapshots of a favorite room, the view, front of the house, unique features, anything that will grab the attention of potential buyers
  • Take short videos of rooms that deserve a bit more attention (newly remodeled kitchen) 

 

Questions From Homeowner = Content

 

Chances are, the homeowner asked questions before you listed their house for sale. Common questions from home sellers are great material for social media, email campaigns, and more.  

 

“What should I do to get my house ready for photos?”

“How will you market my home?”

“Do you take pictures of the house, or do you hire someone to do it?”

 

All of these questions provide an opportunity to create social media content. Answers to these questions can be recorded in a video, addressed in a blog article or email, or be the topic of a podcast. Once you’ve recorded your answers, you can share the content over and over, saving valuable time.  

 

However, you wish to record your answers to these questions, save time by doing it in one sitting. If you choose to answer them in a podcast or record them on your phone, record one right after the other. Each recording can be added to your podcast, pre-listing emails, text messages, and the background of a video. For example, add it to the background of a before-and-after video or a staging video. When you add a visual component, you make the audio much more impactful.  

 

In social media, it’s vital to satisfy two audiences, those who are visual and those who are auditory. Some people listen to a podcast and retain the information. I retain more information by watching a video. However you share your social media content, satisfy both audiences to get the most out of your marketing.

 

Make an entrance with your personal images, then create more impact by adding professional videos or photos to your social media marketing.

 

Remember that, even if you have a professional photographer and videographer, the first release of social media listing images can be yours, and they don’t have to be perfect. You want to create a buzz around the listing, and the quicker you do it, the higher the likelihood of getting the house under contract. Unless you’re selling a luxury home that requires the highest quality professional images, share your photos and videos on social media as soon create them. Time is money!
