When the time comes to sell your home, you want your real estate agent to do everything in their power to get it in front of potential buyers. As your agent shares their marketing plan, are they including a visual marketing story? If not, you might want to encourage them to do so to increase public exposure and shorten the amount of time your home is on the market.

I have been in the real estate industry for over a decade and I've seen a lot of videos, most of which were not narrated. This is unfortunate because, a narrative helps bring video to life and creates emotion. There's a science to creating a video that captures the viewer's attention. Not all agents are doing this effectively because they're simply adding music but leaving out the narrative which hooks people after they're done looking at pretty pictures. When an agent knows how to compile photos, video, and narrative into an emotional story, the viewer gets to experience a story that leaves them wanting to not only see the house but experience it for themselves.
As an example, instead of describing your kitchen as "newly remodeled", what if your kitchen was verbally described as "a beautifully remodeled kitchen that brings family together for mouth-watering dinners followed by warm chocolate chip cookies" (can I please get a close-up of the plate of cookies?). See the difference? There's more feeling/emotion in the second option, creating an experience for the potential buyer.
Instead of describing the backyard as "3/4 of an acre with a privacy fence", your agent describes it as "an expansive escape from a busy day where you can BBQ to your heart's content while getting to know the neighbors, who can't stay away from the incredible aroma wafting over the fence". The video would include a BBQ with a variety of meat and veggies sizzling on the grill and neighbors talking at the fence.
Interview real estate agents to ensure your home is featured in a marketing video designed to create an experience for viewers and attract a multitude of potential buyers. Ask to see examples of video marketing they've used to sell homes quickly. Does the video include a compelling narrative, telling a story that pulls in the viewer? An incredible marketing video, along with proper SEO, can make a huge difference in the amount of exposure your home receives and how fast your home goes under contract.
