3 Tips for Boosting Engagement Using Video

If you want to get more likes, shares, comments, and DM’s from your social media posts, this blog is for you. Like many real estate agents, you may feel discouraged after posting on social media and getting little engagement. Don’t give up! I’ve got a solution that boosts engagement, and it can also save time. Let’s dig in!  

To engage more followers on social media, you need to create videos. Whether you post pre-recorded videos or go live, you’ll improve engagement with your followers and give them a glimpse of your personal side. Let’s look at 3 ways you can use video for engagement.

 

1. Topics

Before you record a video, consider whether or not the topic is going to appeal to viewers. Although a video about getting pre-qualified for a mortgage is important, it might not be enough to get followers to click “play”. Many home buyers want to jump right into looking at houses for sale and bypass the all-important lender. Your job is to give them what they want and find ways to include information about topics that might be a bit boring. In the following example, you engage them with highlights from a broker tour, then add tips about pre-qualification near the end of the video.

 

Open the video with high-speed coverage of the tour:

  • Your excitement as you start the tour (big smile!)
  • Having fun as you carpool with your agent friends 
  • Walking through spectacular rooms 
  • Back at the office preparing to share the information with clients
  • Slow the video to normal speed and add tips about pre-qualification

 

This type of video is engaging as it gives the viewer a glimpse into the exciting life of a real estate agent, a preview of up-and-coming homes for sale (follow local MLS guidelines on when images can be released), and how quickly you deliver the information to clients.

Wondering where to insert the topic of “pre-qualification”? When you’re recording yourself at your desk pushing out notifications to clients, mention how you’re only sending them to clients that are pre-qualified. “All of these clients I’m emailing are pre-qualified to buy a house at this price point. They love it because they only see houses within their price range. DM me, and I’ll share how you can get pre-qualified to buy a house and be the first to see new homes for sale.”

 

TIP: When you get a comment from a lead wanting to see a house, but they aren’t qualified, use it as a jumping-off point to engage with them. Reply to their comment, letting them know you’ll DM them with more information. Even better to reply with a quick video message!

 

2. Live Video

Live video is a great way to engage followers on social media. They get to see you in action and get a feel for your personality. You could start with a series of videos about buying your first home and go live each Thursday with tips.  

  1. Where to begin
  2. Viewing houses
  3. Safely attending open houses
  4. Making an offer
  5. When your offer is accepted
  6. Closing time!

 

If you’ve ever gone live with video on social media, you’ve experienced that awkward first few minutes when you’re dialing in your settings. Instagram’s “practice mode” hides the video setup and lets you practice before going live. You can also use Instagram’s live video scheduling feature to notify your followers in advance of your broadcast. Here are some live video suggestions:

  • Drive through the neighborhood 
  • Interview a local chef at their restaurant
  • All about you (pro and personal side)
  • Testimonials + interview buyer/seller
  • New listing walkthrough video

Get more from your videos by repurposing them. When you go live, record and download your video and share it across various social media platforms. Post a snippet of the video on Instagram Reels, Facebook Stories, TikTok, etc. Trim and edit long-form videos and use them in your lead nurturing email campaigns. Reusing videos will save valuable time. 

 

3. Apps Make It Easy

Please take advantage of technology to save time producing and editing your videos, so they look professional. Apps like Canva allow you to record directly in the app so you can skip uploading videos. Features include the ability to trim and rearrange the footage, add audio (voice and music), animations, and transitions. Apps like this are very user-friendly, often prompting you with editing options. Try the following free video editing apps:

  • Canva
  • Filmora
  • Vimeo
