How to Nurture Neglected Real Estate Leads Into Clients

At some point in your real estate career, you realized the importance of real estate leads, like parmesan-cheese-for-pasta important. Real estate leads will grow your business when you nurture them. I’m here to offer you a different approach to nurturing and engaging your leads so you can feel like the superhero agent you were meant to be.

 

Start Here

 

You want to show your real estate leads that you can be trusted to get them through their journey to buy or sell a house, and you’re going to show them how. Start by building a short 5-7 question survey for your real estate leads. This survey will touch on their pain points and serve as their ticket to the livestream you share on social media (gather some contact info).

 

  • Most commonly asked real estate lead questions
  • What leads are most afraid of when it comes to buying or selling a house
  • What’s most important to your real estate leads 

 

Before creating the survey, think about common questions you receive from real estate leads. If your leads consistently ask about down payment assistance, that should be included in your questionnaire. If they are afraid they aren’t going to be able to keep up with home maintenance, provide solutions (your list of repair people) in the presentation. Are you getting a feel for this? Here are a few questions to get you started (you can steal them, I won’t tell):





Use the survey results to learn what is most important to your real estate leads and what you should focus on in the live presentation.  

 

Choose a Social Media Source

 

I recommend sending a link to your survey via email, and on the social media channel you plan to use for your presentation (Instagram, Facebook, TikTok, etc.).  If you plan to use Instagram, post a Story sharing a short video of what you will offer during the discussion and display the link over the top of the video.  Have fun with it, and include a countdown timer!



 

If you have a business Instagram account, you can add a “Learn More” button to take them to the link. You can create a poll to create suspense for your upcoming livestream for home buyers. “Tips on home buying! Who’s Coming on the 4th?” You can do all the above and even include a link in your social media bio. 

 

Tip #1: Check your Instagram analytics (or other social media platform you plan to use) to learn when your followers are most active, and schedule your live broadcast to complement one of those times. 

 

Tip #2: Announce your Instagram Live event on other social media channels, like Twitter, Facebook, and Tiktok.

 

Tip #3: Record your screen when going live on Instagram Stories, then share the recording on other social media channels. You can also download your live video or use the “save to IGTV” option.



The Results

 

Whether 100 people, 2 people, or zero (no one needs to know!) show up for your Instagram presentation, you can use the recording to promote your real estate expertise and continue nurturing your leads. Post your recording on all your social media channels, YouTube, and email a link to your real estate leads who could benefit from the information. When you receive a new real estate lead, share a link to the video.

“For those who asked for more information about buying a home, check out this short video, and let’s find you a home!  Add your questions in the comments.”

 

Conclusion

 

If you want more engagement as you nurture your real estate leads, create a survey to find out what’s most important to them and then go live on social media to answer those questions. Share a link to the video on all of your social media channels and via email. Rinse and repeat! 🚿 🧴
